The Buying Process in 6 easy steps! The buying process will begin once you have met your Lexus Estates Property Consultant. They will start by having a chat with you and ALL of our clients are treated individually and have their own consultant. This enables you to fully express your own specifications and price range. Once your consultant fully understands your criteria viewing can commence.
You will begin by viewing the local areas to get a feel for this part of Spain and the many facilities and amenities it has to offer. This will help you get your bearings and you will begin to identify the areas you would prefer to concentrate your property search on.
Once you have an idea of the areas you like the search for suitable properties can commence. You will be shown a full selection of both new & established properties researched and selected according to your own specifications.
As soon as you have found the property (or properties) for you a payment of €3,000 (approx £2,000) is required to secure the property. Once this has been paid your property will be removed from the market and the price will be frozen. On payment of this deposit you will agree future payment terms.
Congratulations! You now own your piece of Spain! The next payment normally becomes due 4-6 weeks from the date of purchase and this will be between 30-50% of the total purchase price. These funds will need to be readily available.
The Balance of the property will become due once the property is completed. This payment can be taken on a Spanish mortgage if necessary (more about this on the Finance page), but do ensure you mention this to your Consultant at the time of purchase.
You can then travel to Spain (or instruct your Solicitor on your behalf) to take possession of your property. Lexus Estates will ensure it has been completed according to your specifications and cleaned. The purchase of an established property is much the same as for a new one. The only difference is the whole process moves more quickly as a sale is normally concluded within 30 days.
It is important to note that all of your funds will need to be in place in order to proceed with an established property. In some cases €3.000,00 is an acceptable deposit, but often 10% of the purchase price is required to secure the property, take it off the market and fix the price. A date will then be agreed between yourselves and the seller and on this date you will pay the balance and take possession of your new home. It is possible to take a Spanish mortgage for the purchase of an established property (more details of this can be found on the finance page). It is now time to enjoy a well deserved glass of Sangria on your new patio or terrace!
